a large brick building with a metal roof

Grade II Listed Home, Bedfordshire

Background

Keystone Heritage Consultancy was commissioned to prepare a Heritage Statement in support of a planning application for works to a Grade II listed building within a Conservation Area.

The Outcome

The proposed works were successfully demonstrated to result in no harm to the heritage significance, with several elements delivering positive conservation benefits, including improved structural integrity and extended building lifespan.

The report provided a clear, proportionate and policy-compliant justification, supporting the planning process and enabling informed decision-making by the Local Planning Authority.

Proposed Development

The proposal involved a mix of internal upgrades and external repairs to a heritage asset, including structural issues and deteriorating historic fabric. Careful assessment was required to ensure the proposals aligned with National Planning Policy Framework (NPPF) guidance and local conservation policies, while clearly demonstrating that no harm would be caused to the significance of the building.

Our Approach

Our team delivered a comprehensive, policy-led Heritage Statement, including:

  • Detailed historic research and analysis of the site and surrounding heritage context

  • Assessment of architectural, historic and setting significance

  • Identification of key constraints and opportunities

  • Clear justification of proposed works in line with current planning policy

  • Practical, conservation-led recommendations using appropriate materials and methods

  • A site visit was undertaken to assess condition and identify key issues, including structural repairs and areas requiring sensitive upgrades.
